Ty’s Federal Land, Orix to develop $300M complex in Taguig

MANILA, Philippines – George Ty-led property developer Federal Land entered into a joint venture with a Japanese company Orix Corp. to develop a $300 million mixed-use facility in Bonifacio Global City, Taguig.

The two companies have formed a new joint venture company Bonifacio Landmark Corp. (BLC) for the new project, which will be located at the northeastern section of Global City. Federal Land and Orix will jointly finance and develop the project.

The new complex, which will have a hotel, prime office and residential condominiums, will be managed by Grand Hyatt Hotels Worldwide. The project will offer 40,000 square meters of premium office units, first-class residential apartments, as well as high-end retail establishments and a 66-storey high luxurious condo hotel.

The Grand Hyatt Hotel is currently being constructed and is set to be completed by 2015.

BLC Chairman Alfred Ty said this project with the Japanese company is a vote of confidence for the Philippines.

“We are delighted to join hands with Orix Corp. once again to develop what could truly become another landmark development in the Philippines. We are very excited with the prospects of this development and to the many contributions it can bring to our tourism industry and the overall economy,” he said.

Ty signed the memorandum of understanding with Orix Corp. chairman Yoshihiko Miyauchi in Tokyo last year, in the presence of President Benigno Aquino III.

This will be the second partnership between the two companies. Federal Land and Orix co-developed The Grand Midori Makati, a two-tower residential community along Legaspi Village, Makati.

Federal Land plans second tower in Bonifacio

MANILA, Philippines – Following the success of its New York inspired luxury residence Parkwest Tower, Federal Land Inc. is planning to build a second tower within the 10-hectare integrated community in the northern portion of Bonifacio Global City.

The new tower to be called One Bloomberg Place is part of a series of planned cluster condominiums designed for the middle to upper-mid market. This will be followed by the third tower to be called One Liberty Place.

Both towers, each 50-stories high, will make available 896 residential units each.

Parkwest Tower is a 41-story tower that had its pre-selling launch in mid-2011.

Slated for completion by 2015, the project is one of two current developments in Bonifacio North CBD. The other is the $300-million Metrobank/Grand Hyatt project, a mixed-use development comprising premium office floors, a luxury Grand Hyatt Hotel featuring 441 rooms, and first-class branded residential apartments sharing a common podium that will be occupied by high-end retail establishments.

The Metrobank/Grand Hyatt project will have two towers, the first of which will be a 66-story structure envisioned to be the country’s tallest skyscraper. The buildings lower half will be dedicated to office floors for sale or long-term lease while the upper half will be occupied by the Grand Hyatt Hotel.

The second tower consists of a 45-storey first class residential building that will house 248 apartment units with a total saleable area of 39,271 square meters.

The integrated community is a joint venture between Federal Land and Orix Risingsun II, a company controlled by Japan’s Orix Corp.

In an exclusive interview with Inquirer Property, Dennis Lim, senior vice president for sales and marketing of Federal Land, explained that they incorporated Japanese design to imbibe the art of Zen living as well as green architecture that would also benefit its occupants.

Nestled in this so-called Zen lifestyle setting, the 38-story twin-tower condominium development in Makati City offers relaxing amenities including, among others, a Japanese Zen garden on every floor, koi pond at the lobby, 20-meter lap pool, 100-meter jogging path, children’s wading pool, outdoor children’s playground, game and entertainment room, daycare center and a multipurpose hall.

The upscale development also boasts of state-of-the-art security system that will ensure the safety of its occupants. Lim added that each floor, which has a deck garden, has been structured in a way that it could allow natural light and ventilation, unlike in most Makati buildings where you already see the units left and right as soon as you step out of the elevator.

Solar energy is also harnessed and used to power the lighting requirements of The Grand Midori’s common areas, Lim said. In fact, Lim explained, most of Federal Land developments would not see lavish lobbies as the company tries to cut the maintenance costs in the long run.

Different units

According to Lim, potential homebuyers can choose from the different units that could suit one’s lifestyle. The Grand Midori offers studio (39 sq m), which is suitable for professionals on the go; one-bedroom unit (51-56 sq m); two-bedroom (87-90 sq m); and three-bedroom (141-146 sq m) units, which are priced between P4 million and P23 million.

Lim disclosed that a lot of the studio and one bedroom units have already been sold.

“Let’s put it this way: Legazpi Village, fully fitted, fully furnished at P12,000 a month—that’s irresistible, isn’t it? Very few upscale developers could offer that. Maybe other developers could offer something similar but at a higher price or a smaller unit size,” Lim said.

Payment terms

“We also offer friendly payment terms, we have bank financing and we endorse our clients to our partner banks,” Lim shared.

He explained that Federal Land, compared to its competitors, can offer more in terms of bigger unit sizes, better finishes for both the amenities area and the units.

And with such a grand development, of course, one would not expect anything less when it comes to tenant’s security. Each tenant, according to Lim, will have his/her personal access card key which would limit his/her access to the ground floor, parking, amenity levels and their own residential floor.

“CCTVs will be installed not just in the elevator and lobby area but in all floors and common areas so that everything will be captured. It would also feature a porte cochere, which is not very common in other developments. This assures tenants that they need not be dropped off on the side streets and there will be more privacy as people from street level would not see the tenants,” Lim noted.

Among these many features, The Grand Midori also boasts of a concealed piping system that assures uninterrupted water supply, should other units need to undergo plumbing work. The companies working on this joint-venture project also ensure that they strictly followed the building code, as with all other projects.

Units of the first tower are expected to be turned over by December 2012.

Ty-led Federal Land opening 8 new projects

MANILA, Philippines – The real estate arm of businessman George S. K. Ty is set for a bullish run this year by launching eight residential projects, a senior official said late last week.

The number of new projects this year is double the annual average, and this will allow Federal Land, Inc. to tap new markets and meet rising demand for high-rise residential units, Dennis D. Lim, first vice-president for sales and marketing of Federal Land, said in an interview.

“This year, we will be launching about eight more [projects],” Mr. Lim said. “We will be building in more locations as well as continuing multi-tower projects.”

The projects to be launched this year include the new tower of the Bay Garden Club and Residences in Pasay; the sixth tower of the Marquinton Garden Terraces in Marikina; the second tower of the The Peninsula Garden Midtown Homes in Paco, Manila; the second tower of the Grand Midori Makati; the second and third buildings of the Oriental Garden Residence in General Trias, Cavite; and the first of four buildings on a 7,000-square-meter property in Binondo, Manila, he said.

Federal Land launched four projects last year, five in 2008, and four in 2007. “We have not done that scale of opening a project almost every month,” Mr. Lim said.

All eight projects will cater to the lower-middle to upper-middle markets.

Units for the lower-middle and upper-middle markets cost P1.3 million-P1.4 million and P7 million-P8 million, respectively.

Late last year, Federal Land said it would set aside P5 billion for capital expenditures next year, up from the P3.5 billion spent for 2009.

Funds will come from revenues generated by past projects.

Mr. Lim said: “There are some borrowings also but bulk [of spending for the year will be financed by] collections.”Asked whether the real estate firm is looking at selling shares to the public to raise more funds, Mr. Lim said, “Yes, in the future. Not now.”

“The market is there, the resources are there and also the land bank,” Mr. Lim said.

Federal Land has less than a thousand hectares of land for development, including 16 hectares in Marikina and 19 hectares in Parañaque, Mr. Lim said.

“The growth [driver] for the company is to offer projects in places where we do not have a project,” Mr. Lim said.

“By the end of 2010, we would have opened an inventory total of around P15 billion [worth of residential units],” he added.

Moreover, additional land can be secured from the Metrobank Group of Mr. Ty. Federal Land has three joint venture projects with the Metrobank Group — the Capital Towers in Quezon City and the Oriental Place and the Grand Midori Makati.

Federal Land-Orix breaks ground for Grand Midori Makati

The much-anticipated maiden joint venture between Federal Land Inc. and Orix Corp. of Japan , together with banking giant Metrobank (MBTC), got off to a lofty start recently with the groundbreaking of The Grand Midori Makati (TGMM). Strategically located within Legaspi Village , a vibrant commercial/business district in Makati , TGMM is fast shaping up to be an important landmark that epitomizes the celebrated partnership between 2 real estate giants – FLI and Orix.

The official rites were held at the actual project site along Legaspi St. in Makati, and was attended by FLI and Orix executives led by Federal Land president Alfred Ty (fourth from right); Federal Land–Orix president Louie Icasiano (right); Federal Land GM Jose Mari Banzon (3rd from right); and Orix Corporation vice president Hiroshi Inui.
